Chimney Repair in Framingham, MA

Crowns, caps, flashing, repointing and rebuilds — for Framingham homeowners in Middlesex County.

We're a masonry outfit based in Spencer that works in Framingham constantly. Chimney work is most of what we get called for out there — a stain on a ceiling, loose brick at the top of the stack, or a crown that has finally opened up.

Before we quote anything, we asses the issue including any potential water issues. Sometimes that's a crown and fresh joints. Sometimes it's rebuilding from the roofline up. We'll tell you which one you're looking at. We're fully insured, and we can provide a certificate upon request.

02 Scope

What we fix.

  • Chimney crowns — cracked, thin, or missing entirely
  • Caps and rain covers
  • Flashing repair and sealing where the stack meets the roof
  • Chimney repointing with a mortar matched to the existing brick
  • Water leaks traced back to the actual entry point
  • Spalling and deteriorated brick replaced
  • Partial rebuilds from the roofline up, and full rebuilds when that's what it takes
Brick chimney on a New England home

Chimneys in Framingham.

Framingham has three distinct generations of housing stock — nineteenth-century homes near the old center and the mill village, mid-century neighborhoods, and newer construction further out. The older the chimney, the softer the original mortar tends to be, and the more careful you have to be about what you put back. Hard modern mortar on soft old brick does more harm than good.

The weather is the other half of it. New England chimneys sit exposed on all four sides, and every winter runs water through the same joints dozens of times as it freezes and thaws. That's what opens crowns, pops mortar out of joints, and flakes the face off brick. More on that in what freeze-thaw actually does.

04 Why it matters

Small now, or big later.

Nearly every chimney problem is a water problem. Once water is getting into the stack it doesn't stay up top — it tracks down inside, wets the masonry from within, rusts out flashing and dampers, and shows up as a stain on an attic board or a ceiling. Left long enough it takes the structure with it, and a crown repair turns into a rebuild.

There's a safety side too. A chimney that's leaning, cracked through, or losing brick is carrying a flue that has to stay sound. If you're unsure where yours stands, a masonry inspection gets you photos and a short written report before you commit to any work.
